Cancellations within 7 days are non-refundable.
💰 Optional 10% Non-Refundable Rate
Contact us about our 10% non-refundable rate — available only at the time of booking and up to 7 days before arrival.
This is an exclusive offer for guests who prefer to prepay in full and secure our best rate with no cancellation.
Please note: this offer must be confirmed before your standard booking. It cannot be applied retroactively.
💳 Payment Schedule
- 5% deposit due at the time of reservation
- Balance of 95% due 7 days prior to check-in
💼 Security Deposit
A €250 security hold is placed on your card on the day of arrival and automatically released 48 hours after check-out, provided there are no damages.

We aim to offer a serene and respectful stay for all guests and neighbors. Kindly take note of the following:
- Check-in: from 15:00
- Check-out: by 11:00
- Registered guests only — no unregistered visitors permitted
- No pets • No smoking indoors
- No parties or events
- Quiet hours: 23:00 – 07:00
- Please respect posted rules in the gym and sauna areas
📋 Legal & Guest Requirements
- SEF Guest Registration: Required for all non-Portuguese guests at check-in (passport/ID needed)
- Tourist Tax: €4 per guest (13+) per night, up to 7 nights. Collected at check-in. Applies from Jan 1, 2025
🧹 Housekeeping
1–2 complimentary cleanings per week are included. Additional service available upon request.
